Waterstones Piccadilly, an iconic bookshop located in the heart of London's West End.
OVERVIEW
Consolidation of the company's property portfolio necessitated creation of a variety of new office spaces within the existing Waterstones store. Additional works were undertaken to enhance customer experience through the provision of new coffee shop and planned maintenance.
SCOPE OF WORKS
Creation of office space within the basement storage area and second floor. Refurbishment of existing first floor offices and top floor communal staff areas. Comprehensive refurbishment of the mechanical and electrical and sprinkler infrastructure throughout the building. Maintenance to the property roof and creation of Café W customer provision.
WHAT WE DID
A London landmark, the former Simpsons building is architecturally and historically important. Grade 1 listed the works involved detailed and lengthy negotiations with Westminster City Council and English Heritage. Key features of the building were enhanced and carefully integrated into the design of each floor. Walls, ceilings, floors and lifts on each level of the building were refurbished and the new installation works included a cafe, selling schemes and reading rooms. Back of house refurbishment and fit-out included full installation of IT and offices for 150 staff.
COMMUNICATION
Based on Waterstones location, it was imperative the team engaged with other businesses and residents outlining the scope of works in order to allay any concerns and manage expectations.
COLLABORATION
The team ensured that collaboration and constant communication between all stakeholders occurred throughout the entire project.
HEALTH AND SAFETY
We maintained phasing demarcation to contain works as the site was a live environment. The team was able to successfully deliver this project with minimal disruption to all stakeholders.
